The Benefits of Living in Satellite Beach’s Oceanfront Condominiums

A real estate developer and business leader, Jimmy Winemiller operates several different companies in multiple sectors. One of the latest property acquisitions of Jimmy Winemiller is an oceanfront condominiums complex in Satellite Beach, Florida.

Formerly occupied by Patrick Air Force Base family housing, the oceanfront condominiums will sit just across state highway A1A from the Atlantic Ocean. In addition to offering panoramic waterfront views and easy beach access, the Mediterranean-style condominiums will feature a central common area with recreation facilities and an outdoor swimming pool.

The condominiums will be near Patrick Air Force Base and the legendary aerospace facilities of Cape Canaveral. The condominiums' home city of Satellite Beach will be just an hour from Orlando and all of the city’s attractions and amenities. In addition, Satellite Beach will sit adjacent to the city of Melbourne - a thriving community that is home to multiple rapidly expanding and actively hiring companies, including Northrop Grumman and the Harris Corporation.

The Mississippi Delta Abounds in Wood Ducks

Based in Memphis, Tennessee, Jimmy Winemiller maintains a portfolio of real estate properties and development projects across several states. Among the properties Jimmy Winemiller has operated is Mallard Manor, a working farm and hunting resort on the Mississippi Delta that spans over 1,000 acres and offers an antebellum lodge with more than 10,000 square feet of Old South comfort.

Tupelo and cypress breaks among the fields provide for exceptional duck hunting, while managed forest areas include deer stands that allow deer hunting. A full 838 acres of the property are given over to agriculture that includes soybeans and flooded rice fields.

The Mississippi River delta is a traditional wintering spot for several species of waterfowl, including the wood duck, which holds distinction as the state duck. The species is unique in that it nests in both hollow tree cavities as well as in elevated boxes set up for it. Adapted for living amid thick foliage, the wood duck has large eyes that allow it to see better than most ducks and can nest as far as five miles inland.

While young ducks feed on insects, adult wood ducks have a primarily vegetarian diet. Hunters typically find the ducks foraging for duckweed, pondweed, acorns, and water lilies or seeking out aquatic invertebrates near the water surface.

The Enclave at Satellite Beach - an Upscale Residential Community

Jimmy Winemiller has decades of experience in real estate acquisition. Most recently, Jimmy Winemiller was involved in the acquisition of a parcel in Satellite Beach, Florida, that will be developed into The Enclave.

The Enclave is a new construction project at the intersection of Highway A1A and Shearwater Parkway in Satellite Beach. The project sits on 27 acres next to Florida’s Space Coast.

Previously a military housing site, The Enclave will be an upscale residential community of condominiums and single-family homes. The developers will set aside 25 percent of the area for commercial purposes with plans to construct a 160-room, four-star hotel on the southeast portion overlooking the beach.

After 80 single-family homes and the hotel are built, four condominiums will be constructed on the southern end of the parcel. Each will have an unobstructed view of the ocean.

What Does It Mean to “Break” a Horse?

The operator of both the Dahomey Plantation farm and the Mallard Manor waterfowl hunting resort, Jimmy Winemiller has directed a range of endeavors in the fields of animal husbandry and agriculture. Along with his wife, Jimmy Winemiller formerly ran the Iron Horse Farm in Perryville, Arkansas, where they bred, broke, and trained thoroughbred horses.

Briefly defined, the phrase “breaking a horse” means preparing it to safely carry a rider. On the small and sliver screens, cowboy characters have long broken horses by sneaking up on them, harnessing them with saddles, forcing bits in their mouths, and then simply hanging on as the horses kick and buck.

While some still break horses in this fashion, most professional organizations employ modern techniques that trade sheer force for gentle encouragement and positive reinforcement. Actually, most modern horse trainers/owners begin breaking in horses from birth by ensuring that they are used to being led and handled.

As yearlings, these horses can begin to carry equipment and tack. However, trainers/owners should take care to add gear slowly, giving the animal plenty of time to adjust to each item. The introduction of riders should also be a measured process that gradually teaches horses to respond to instructions such as stop, go, and turn.

Satellite Beach Redevelopment Project to Feature Oceanfront Views

Real estate veteran Jimmy Winemiller draws upon more than four decades of experience in the development and acquisition of residential, commercial, and agricultural properties across the Southern United States. Jimmy Winemiller assisted with the sale and purchase of a former housing site for Patrick Air Force Base families in Satellite Beach, Florida. Coldwell Banker Commercial Paradise sold the 27.44 acre property to Woodshire-Brevard, LLC for $13.5 million.

Plans for the property involve its conversion into an upscale residential community that will provide oceanfront views and feature four luxury seven-story condo buildings. Each will have 2 Penthouses that will span more than 4,000 square feet each, pending plan approval from the city of Satellite Beach. The plans require the demolition of existing structures, which will include 105 houses.

The redevelopment project represents one of Satellite Beach’s largest developments in years, according to city manager Courtney Barker. Officials supporting the project expect it to produce a substantial sum in ad valorem taxes and contribute millions of dollars in economic impact to the seaside community.

Upcoming Florida Community: Enclave at Lake Washington

A Memphis-based real estate veteran with over four decades of experience, Jimmy Winemiller focuses on the acquisition and development of commercial, residential, and agricultural properties across the southern United States. Jimmy Winemiller’s developments in Florida include The Enclave at Lake Washington, a Melbourne single-family subdivision currently in progress.

The site is located on the north side of The Reserve at Lake Washington and consists of 103 half-acre homesites. Upon completion, the gated community will feature sidewalks, street lights, pavered driveways, and side-loaded garages. Residents will also enjoy preserve and lakeside views surrounded by mature oak trees.

With all the positives driving Melbourne market, it still remains a relative bargain when compared to similar coastal markets in Florida. In general, Florida is expected to grow by 350,000 people a year for the next 20 years. That is equivalent to adding another city the size of Orlando to the Florida population every year for the next 20 years; all good signs that Florida and the Melbourne market in particular, can remain strong.

Horse-Breeding Technology Works to Overcome Low Birth Rates

The operator of Dahomey Plantation farm and Mallard Manor waterfowl hunting resort, Jimmy Winemiller has established and directed agriculture and animal husbandry businesses, including Iron Horse Farm, a state-of-the-art thoroughbred facility that bred and trained horses. While affiliated with Iron Horse, Jimmy Winemiller learned a great deal about the science of equine breeding.

The science of breeding horses is largely centered on efforts to overcome their naturally low birth rates in the wild. Like most animals with correspondingly low death rates, horses have the capacity to sustain just one, if any, pregnancy per year, and successful pregnancies result in just one foal.

Thanks to advances in veterinary medicine and breeding technology, however, horse breeders have been able to significantly increase the breeding capacities of stallions and overcome many of the fertility issues that have plagued stallions and mares alike. Among major horse breeds, live-foal rates per cycle have consistently averaged between 60% and 65% for more than a quarter-century. This is a particularly impressive statistic in light of the significant increase in the scheduled breeding services of popular stallions over the same time period.
